Who Can Qualify for a VA Home Loan?

You or your spouse must meet at least one of the following VA requirements along with a honorable discharge:

  • Served 90 consecutive days or more of active service during wartime
  • Served 181 days or more of active service during peacetime
  • Served more than 6 years with the National Guard or Reserves
  • Are the spouse of a military member who lost their lives in the line of duty, or as the result of a service-related disability. You usually cannot have remarried.

Some spouses of Veterans may have Home Loan eligibility if they are the:

  • Unmarried surviving spouse of a Veteran, who died as a result of service or service-connected causes.
  • Surviving spouse of a Veteran who dies on active duty or from service-connected causes, who remarries on or after age 57 and on or after December 16, 2003.
  • Spouse of an active duty member who is listed as MIA or a POW for at least 90 days. Eligibility under this MIA/POW provision is limited to one-time use only.

  • Surviving spouse who is eligible for or in receipt of certain types of Dependency Indemnity Compensation (DIC).

  3. Sign a home purchase agreement. Your real estate agent will make sure the purchase agreement that has a VA option clause. The VA option clause indicates you aren’t legally bound to purchase a specific home if the VA appraisal amount is lower than the seller’s asking price.
  4. Get a Home Inspection Report. A good home inspection report can help you uncover any upcoming items, like central air units, heating, roof, electrical, that may need to be tended to for a specific property.
  5. Get a VA appraisal. A VA-certified appraiser will help determine the home’s fair market value and looks for specific repairs to ensure the property meets the VA’s Minimum Property Requirements. (Please keep in mind this is not to replace a home inspection as it is not as thorough as a home inspection report would be).
